New Build – 3 Bed House with Garage

Hornbeam Avenue

This new build was a three-bedroom detached dwelling with integral garage built onto the garden between this and the adjoining semi-detached property. Its location in a quiet suburban area necessitated a design that was both in keeping with the surrounding homes, as well being suitable for families or couples. However, the design itself is a more contemporary version of its neighbours, lending a modern feel to a neat and attractive home.

The house has a spacious garden to the rear and a large driveway to the front for additional parking. Inside the property, the design has produced a separate kitchen leading to a large living/dining area on the ground floor. The front entrance leads to a lobby with a cloakroom to one side. On the first floor, there is a master bedroom with spacious shower en-suite, as well as a generously sized communal bathroom. The roof space has been designed with the potential for conversion into a fourth bedroom with en-suite, effectively ‘future proofing’ the house and allowing the current owners to expand rather than move if they wish to remain in this location.

All of the required drawings and consultations for this house were provided in order to gain Planning and Building Regulation Consents.

Over the years, I have had repeat work from this client including:

Industrial Avenue: New build for offices and industrial units

Luton Road: The conversion of five properties into 14 one and two-bedroom flats, with an extension to the corner shop that includes parking and amenity space for residents

Toronto Road: The conversion of a disused shop and office into individual one bedroom flats with additional side extensions for two additional one-bedroom flats

Wellington Road: New build for two-bedroom detached property
